Bulgarian Village Homes Ltd  have a limited number of franchise opportunities currently available. We are looking for serious-minded business people with a good local knowledge of the villages and facilities in their municipality or region.

What do I do?

Basically, all you need to do is find local land and properties. This is very easy. For those of you who have never been to Bulgaria we will let you into a little secret - at least two out of every three houses in BG is For Sale! Once found, then you upload them onto our website.

The good news is you do not need any detailed technical skills to put properties directly on www.bulgarianvillagehomes.com. If you have basic word processing skills, then you will quickly be able to update the website with your properties.

We also expect you to build up over time the necessary contacts in the local community, especially lawyers and builders, to ensure that all our clients will be assured that they are "Buying Peace of Mind" in Bulgaria.

What do we do?

Practically everything else! Once you have uploaded your property details we then transfer them on the same day to the (currently) TWENTY other websites we advertise with. These are:

 These sites receive tens of thousands of hits per day and will generate hundreds of leads for YOUR BUSINESS! We also have an ongoing E-marketing campaign aimed at gaining maximum exposure on the search engines and web directories. At the moment we are the # 1 on the main Search Engines - Alta Vista, Ask, Google, MSN and Yahoo! - for a search on 'Bulgarian Village Homes' (August 2009)

For a small company we certainly punch above our weight! Go on, prove it to yourself - type in Bulgarian Village Homes on any of the major Search Engines and you'll find that we come up in Pole Position on the FIRST PAGE! The clients can easily find us and that means they can easily find YOUR BUSINESS too!

We firmly believe that the key to any successful business in the long term is innovation and marketing. So, we are constantly improving our website and will take on board any ideas and suggestions. For example, very soon the site will display floorplans of properties, an idea that came from one of our clients! Have a look at Village Information on the Home Page and go to zzz - this is a dummy of how the floorplan and virtual walk throughs will look. Also, last October we updated the site using Google Earth so that prospective customers can see exactly where they are buying.

We have invested heavily in marketing and will continue to do so. After all, you could have the best product in the world but if nobody knew where to go to buy it you wouldn't sell many, would you? As well as the websites, search engines & directories, we advertise in national magazines such as Real Estates and newspapers, The Frontier Times.

 For some of you this may be the first time you've ever been your OWN BOSS! (What a great feeling it is!) but maybe you need your hand held for the first few months. That's only natural so we provide the really important technical and sales training to get you up and running and EARNING MONEY right away. We will dedicate one day a year to each. Don't worry, the technical side is very straightforward - how to upload property details and photographs. We have comprehensive easy-to-follow guides available for these.

The sales side is really all about two things - organisation and closing. We will show you how to:

1. Organise and respond to YOUR leads (database management and enquiry/follow up templates)

2. Arrange and record property details and client viewings (we provide you with templates for both)

3. Recognise buying signals, close the deal, monitor the conveyancing process and provide a good after-sales service so that YOUR clients will come back for MORE! (And bring their friends and relations with them!)

Our Managing Director, Rob Stevenson, has nearly twenty years hands-on Sales & Marketing experience, ten of which were spent as a trainer. He personally will assess and tailor your sales training needs to your individual requirements.

 So what's the deal?

Very simply YOU are buying a franchise for YOUR BUSINESS! There are only three strict rules we set.

  1. The first is the fee levels - they all need to be standardised throughout Bulgaria so that a client buying property in say, Albena is being charged exactly the same as another client buying in Varna. Essentially, the clients needs to be assured that s/he is paying the same fee level for the same service no matter which franchisee they use.
  •  For conveyancing the commission is 3% or £750, whichever is the greater (All yours!). This is the standard percentage in the industry and we need this to be consistent with all our franchisees.
  • There is also a fixed fee of £400 to oversee the formation of a limited liability company in Bulgaria for the client. However, this includes all Legal, Court and Notary Fees and  Taxes. The remainder is yours.
  • The other fee is for organising and executing Power of Attorney after the sale. This is £200 - yours too!

We advertise all these fees on our Home Page so, again, these need to be consistent with all agents.

2. The second is your sales territory.  You can only operate commercially as a franchisee of Bulgarian Village Homes Ltd within the territory you have franchised. Obviously, we encourage franchisees to share enquiries and leads with  each other in their respective franchise territories. However, any agreement is a matter for negotiation between the other franchisee(s) and yourself. We, the company, will not get involved in any adjudication or disputes between franchisees except where a franchisee is alleged to have broken one of these three rules.

      3. Thirdly, you cannot operate an associate or subsidiary real estate agency in another franchised  territory as you would then be competing against a fellow franchisee!

Basically, we seek to be fair and equitable to all franchisees!

How does it work?

ALL the leads generated by our advertising and marketing activities go straight to you. We can't emphasise enough that this is YOUR BUSINESS and we are not Big Brother. We do NOT monitor your lead generation or closing ratios. We treat you with the respect due to our partner franchisee and talk to you as an adult. Also, YOU set your own prices for the land and properties and ALL the profit goes to you. After all, being local only you know what the real market rates are!

How much does it cost?

There is a one-off payment and an annual subscription. We offer franchised territories on a Region or Municipality basis. A Region is the larger territory and consists of a number of Municipalities.

The first is a one-off fee of £1,999* (only  £999 before end 2009!) with an annual renewal of £99. This is for one franchised Municipality (Obstina as specified by the Bulgarian Government). Multiple Muncipalities are available at the same rate i.e. £3,998 for two with a £99 annual subscription, £5,997 for three with a £99 annual subscription etc.

However, buying a Region (Oblast) franchise is actually more cost effective as this is only £4995 plus an annual renewal of £99. It's much better value-for-money for you as the average Region usually contains TEN Municipalities.

To ensure that no one franchisee gains a monopoly we have set a limit of three regions per franchisee. The costs work on a sliding scale i.e. £8990 /£890  for two regional franchises and £11900 /£1190  for all three regional franchises.

What Franchises are available?

 We already have a number of franchisees. Snezhana Ognyanova, has the Dupnitsa municipality, Kyustendil region. At Easter 2007, Patrick and Galia King signed up to look after Cherven Bryag, Pleven Region. Finally, in September 2008, Ronnie Cruickshank signed up for the Veliko Tarnovo muniipality franchise. However, that means the rest of BG is currently up for grabs! But, with the number of Brits and Irish flooding into Bulgaria - not for long!

Just a quick FACT before we sign off.  Up until the end of 2007, 10,000 Irish citizens and 90,000 British have bought properties in BG! Could you have sold one of these?!
